While compliance regulations are too numerous, complicated and subjective to be listed here, the regulations cover origination (licensed loan originator unless the originator is a Federally regulated financial institution) and servicing.

Not to mention since they are already going through Chapter 13 BK that means they already have multitude of payments on numerous assets in which they’re behind on, so relieving them of a monthly mortgage may be a huge weight lifted off their shoulders.

I have a lot of friends from college that rave about them, and I've been considering purchasing 2 townhomes in the $400k range (one as a principal residence while househacking, the other as purely a rental property); however, a good majority of the townhomes I've seen listed have had numerous price reductions, with some having an asking price nearly $100k lower than their original asking price!
