@Ben Russell- thanks ..ARM rates are definitely higher / worse than fixed rate options  ( especially on invst properties ) ...Use the  30 yr fixed option and make sure you have the delayed financing aspect figured out ....no way you will be able to get mid  6% range at this time

@Justina Sirohman no one has created a reliable software program to do this yet - at least not one that is affordable for DIYs.So, knowledge, or access to it, is power for this topic.You'll either have to pay a contractor for bids, and/or learn how to price things yourself.

Hey Daniel,I have dealt with this at previous companies I have been at.We did require a passport of some sort.I will say, we never had any issues with any of the tenants that rented with no SSN.
