Next time a tenant moves out of one my Dallas multi-family properties I'm going to try posting it on AirBnB for a month.One of my 1BR/1BA goes for $700/mo ($23/nt) in the desirable Lower Greenville neighborhood so if I can get just $75/nt and rent it 15 nights of the month I'm pulling $1125/mo.

I have money saved but it is SAVED because I am, within the next two months, getting my real estate liscence, quitting my day job, and diving into being a full time Realtor, so point being I may need to live on that money for 6 months to possibly a year while I get my "sealegs" and possibly earn little to no income (amazingly long run-on sentence, sorry).

I was so excited because I think I bought a good deal - cash flows well, bought under the appraised value, most of the units are recently renovated, new roof, new a/c units, etc...That being said, an hour after closing I was alerted that a child in one of the units suddenly passed away in the middle of the night the night before the property was in my possession.

Are there any threads that really dive into the different assumptions pertaining to different types / ages of property to determine an estimated maintenance cost / accrual for repairs [i.e. something that allocates factors to age of house, roof, HVAC, # of kitchens, # of HVAC systems, etc.] as that would be very helpful for me in the analysis of future dealings.

I recently read 10x by Grant Cardone, who says 10x all your goals and write them twice a day, once in the am and once at night, which equates to 722 times a year and I am sure you will hit all your goals.
