@Christopher Phillips Very few people even asked to come see the house, so it seems, based on your post, that it's tough to narrow down the reason why it's struggled to sell.Carrying cost is definitely something we have tried to factor in but may be even more important than we have initially considered.

That way I'll be able to compare options and at least have providers narrowed down when I find a property. 

You can narrow these down by running the addresses through the Gwinnett county assessors website.

Well after a while if researching and finding something I'm comfortable with, I've narrowed it down to a triplex close to downtown where I stay and a duplex.

Again the term CP is used too board (read the comments section to understand why) If you decide to stay in CP, narrow the list down to historical downtown CP.

The property also has a house on it with no debt tied to it.The one neighbour did all lots long and narrow so utility access was already at lot line.

I've learned that not all of us are meant to work together so its better to find out before we do:)Here is list of questions to help narrow down your search.
