It's my understanding that you must have local knowledge to be successful there.

I have used big box banks, credit unions, and regional banks.Walking in to a local branch and speaking with someone that knows your name and your business is priceless.

Use the magnifying glass on local FB groups and search for "housekeeper" and also use the enemy method. 

Local real estate investor meetups are a great place to introduce yourself, meet people in your market that you'll inevitably do business with, build a good team, and learn from guest speakers as well as the other meetup-goers.Bonus advice: get started!

As I'm sure you are aware, real estate is a hyper local game in which markets vary by the street.

Network with local real estate agents, wholesalers, and other investors to find off-market deals.

I know they partner with some local hotels to bring guests in, and those hotels are super expensive.
