@David Edwards, the only "right" way to completely separate your properties from your personal fiances is to move them into a properly established and maintained LLC and refinance the properties in the name of the LLC. 

Unless you have some hidden wealth set aside that I don't know about, your net-worth is probably a negative number, meaning you have ZERO wealth and you actually have no $$ to your name, not even one dollar!!

@Chris Lounsbury The conventional lender will consider rental income but loan is  on your name so they will count your debts too.
