I would really like some feedback on what realistic numbers look like for a duplex house hack, as I am struggling to find that unicorn property where everything fits perfectly and I don't want unrealistic expectations prevent me from ever pulling the trigger.To set the stage, I have been looking for multi-family properties for me to house hack into in the Maryland area for a few months.

For example why did some target single family as opposed to condos or multi families house?

A property in which the Seller may carry with less down COULD work, but would most likely require more than 10% down just to cover costs of sale and commissions.What about a house hack of a multi-unit in which you hold 1 of the units as a 2nd home, and rent out the other units? 

A commercially zoned section of town here in Bucks County PA has a mixed use property for sale, and I am interested.  

Which ones make life easier, are the most useful the most bang for your buck?

After you have a few bucks, you'll be able to more comfortably take on a rental property (or 2 or 10) with creative terms that don't need good credit, and you'll be working towards "mogul" status in no time.
