Congrats for getting started at age 21 and I really wish you a lot of success, but I have bought my first rental property in Milwaukee 15 years ago and frankly, the market was much easier back then, I did not have the expense of a PM and cash flow was solid at about $200, but not amazing.

I have heard it 100 times and still fell foriit but I definitely put too much money into the original renovation.

Learning as I go…I suppose I need a calculator for 35-units to be turned into 35 airbnbs. 

Can you use a standard dirt road for construction or will you need topper...and how much topper?  

I don't live in Colorado (and am not a lawyer) but I would be shocked if you need such a clause.

I would interview 3 more agents.I don't think you need to ask a ton of questions, but more along the lines of why isn't my place selling and what do we need to do to get it sold?

MANY renovations return less than you spend, much less than the end cost plus 5% of the total sales price.
