Does anyone know of any lenders/banks that offer investment HELOC's in California? 

I'm sure that is true, because most mortgage companies aren't going to go searching for issues when there aren't problems - but in the truest sense of the word this is loan fraud and I'm just not up for it in my portfolio.I did hear from a friend of a friend type that she was able to close a subto with a small local bank somewhere in Georgia (property was also located there) because of a long standing relationship with the bank. 

Downpayment was through personal savings from my 9 to 5 and remaining financing for purchase and rehab came from hard money lender (Easy Sreet Capital).

If buying as a primary then the lender will be looking at your personal credit. 

I search on google but all I get are articles and lenders who require higher appraised properties.thank you

All 4 of us are on the titles and mortgages.

When listing a property make sure all details are accurate Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Find a good preferred lender or investment focused broker! 

I guess I'll start by sharing a bit of myself and how I got here.A few years ago, I saw a listing for a 4 plex in a nice part of a city in the CA Bay Area and thought, that would be so great if I could live there and collect rent to help pay off the mortgage (it was even listed for a reasonable price, though I'm sure there was a bidding war for the final sales price).

Plus we'll have our first flip under our belt so lenders will like us even more than they do now. :)
