BP is another of those sources as you can look at reviews on the profile page and actually talk to people here on BP who have used a QI. 

Stick around the forums, ask questions, reach out to people who seem to know about what you want to do and you'll be great.

I have had more success in finding off market properties from people who know me than any other method.

You should not worry about interrupting your cash flow and send these people packing.

So the rates coming down does not help investors as much as many people are planning on.
