Best solution I've found is to try to stick to AMCs owned by the wholesale lender that I'm sourcing the loan to (& stick to lenders that have ownership interests in AMCs).

Up here smooth walls and ceilings are preferred (after the hideousness of the 70s and 80s).In our units we use flat white on ceilings and eggshell on walls with the exception of kitchens, bathrooms and high traffic areas (such as mud rooms) where we will use a velvet sheen on the wall (easier to clean, but not shiny).For "modern" trim we use "perl" as it is not as shiny as semi-gloss.

There's numerous solutions out there to do automated ACH and most of them can be found on google by just googling "tenant ach". 

I have landed several contracts simply because the seller said I followed up and was the most attentive.  3)  Providing a solution for every customer even if I do not get paid.
