If we were in a vacation destination or mostly saw week-long bookings, we'd have a stricter policy.I just know it's sucked for us, personally, when we've had to change plans do to something like a medical emergency or cancelled flights and we couldn't get a refund.

There are no tax incentives, you can't pull equity out of a property unless it's for medical bills etc.

Do I just need to take a tough pill and consider units with long term tenants that would need to be evicted in order to BRRRR? 

Unless you've tapped into the lucrative insurance or corporate rentals, you're mostly competing for travel medical professionals and digital nomads.

What are you pilling from in terms of potential prospective tenants?

It's for a whole 2/1.5 unit, and the tenant is a medical professional but not a traveling nurse.

Some examples: students, medical professionals, insurance claims, folks waiting to buy their primary residence, and the list goes on.

Columbus has a ton of potential near Nationwide Children's Hospital in Old town east or King-Lincoln Bronzeville or you could always target OSU Wexner Medical Center and buy in Short North Arts District. 

I would avoid sateen weave due to pilling and overall they are less durable.We are still using the first sets of these sheets we bought in 2017.
