Thank you guys, I actually have a very good mechanically inclined background, my father is a general contractor and we've done everything from digging trenches to put irrigation in to fully renovating a basement to rent out as another floor in my fathers multi family he owns.

Now I finish all the improvements and I don't know if selling the property or renting it and borrow money from the bank in order to grow in the business, I am new in this so I will appreciate your advice.I bought the property a year ago at 260K I did everything from scratch, Electrical, Plumbing, Mechanical, flors, roof, etc (All with permits).

HOWEVER....once I gained the experience of truly assessing the mechanics of a deal (as you did with your first deal), instead of sniffing MLS leads and putting my thumb up in the air to determine if something was a good deal, only THEN did I learn there is value in leverage.

If you get in the habit of leveraging (assuming you have a little $ to spare) you will save a boat load of time freeing yourself up to do the higher end tasks.Kinda like driving a car... do you need to be a mechanic to build it and or maintain it.

Not even sure they would be able to hear anything.I am undercapitalized and thats a big concern..seems like if I have the cash to get the exterior and mechanicals finished it will be alright, I don't need the rents to live and have a decent income.
