Anyone currently using newer technology/material doing their new builds to become more eco friendly?

What kind of modern materials using.

The key to these tough conversations with a long term renter is timing (slow increase) and most importantly delivery.

That being said, it's a good idea to provide the appraiser as much info as you can about the property, the renovations, the materials used, the amount spent, etc., and even let them know which comps you used to determine your ARV and why they are comparable. 

(costly in terms of time, 2nd inspection scheduling, and materials and labor).

However, rehabbing while occupying is tough 😄.

I realize all of this probably varies state by state, but if anyone can't point me in the direction of some really good material about this stage in the process I'd be very grateful!

Goes for all things, contractors, materials, legal (downloading online lease agreements versus paying for legal advice), and providing cheaper rents versus rehabbing the place.
