When purchasing a MFH to B&H, to me there are several main aspects:-- Getting property in rentable shape/rehab-- Tenant Selection & Management-- Financial ManagementAs I just completed purchasing a 6 family 2 days ago that is already rented and needs little work, my attention is focused on Financial Management.

Don't make it more complex than it needs to be at the end of the day.Another main point here is now what to do with the old role and the new role.

Focus on finding more than a few reliable reo agents, and other direct sources to supply you with properties.

Guess I could tell you, it's 2 months, 12 days, 16 hours and 42 mintues to cash my check......lol, that doesn't tell you anything really and to say "average" that's a moving target as it depends on so many factors, your market supply and demand, interest rates, scope of projects, time of year, weather, who you know and their ability to buy.

:)A couple years ago when cash buyers were in short supply, cash offers warranted significant discounts.

She had no idea....Seems like every where you go, the main objective in business is cheating the other guy......BTW, Most places use the same pitcher as they are provided by the beer distributor and when topped off, there are 4 glasses to a 64oz pitcher around here...LOL

But my main concern, if I decided to consider them, would be verification of employment duration.

My main goal out of all this is NOT to claim bankruptcy.

I have 1 in my guest house, 1 in my theater, and 2 in the main house.

I spend some time in KC and was told Lisa/Alpha Title on 20th and Main still did them but I dont have first hand knowledge Good Luck
