I loose the property but 400K could go a long way for a bigger property, maybe more cash flow.

Drive through any decent sized city or town, and you’re bound to come across those large shopping centers built about 30 - 50 years ago that once were anchored by a large supermarket, a k mart, or any one of a hundred other large anchor tenants now long gone.  

Ask yourself: Would you like to be the homeowner neighbor of an absentee landlord who plays fast and loose with the facts in order to generate income from transients?

No matter how dreaded this might seem, it is bound to happen at one point or the other.

You should not loose sleep over it if you run it as a business.

Yes she can sue you however I don’t think this is the kind of suit where you can loose the property we are really talking small claims here.  

It is in the Los Angeles market and is bound to further appreciate over the years.

None seem far out of bounds... actually the last 2 years look like the outliers to me.

Loose lips cost $$$.

I wouldn't want old , loose shingles sandwiched under a metal roof for 50+years.
