It's more like half of that.If you were to find a property with a .7% rent ratio and a 4% cap rate, would you make an exception because it's a prime location, if the gross rent covers expenses?

So what we do have is their driver's licenses and SSNs for all 4, one employer (military base), cell numbers for 3 of the tenants as well as a number to a new business the step father started (I saw the number on his car; no actual location or address exists for this new business that they likely operate from their mobile).Thank you for the suggestion on the collection service and for all your feedback.

In the Western Chicago Suburbs (Westmont, Villa Park, Wheaton, Lombard, Addison, etc...) there are many apartment buildings located right next to a clustering of all the same exact built buildings, typically each with a different landlord/owner.

If you could somehow locate the law firm handling the probate process maybe you could work out a deal.Since it is being auctioned at a tax auction then it probably means nobody has been maintaining the property since the owner died so it will be in bad shape.

Basically show me the money; if it meets my profit criteria then I do not care if there was a mass murder in the house.This is assuming the location and property, except for the murder/suicide, are fine.I suspect the murder/suicide will not result in a noticeable discount in the purchase price.
