Alot of new people are going into this to be a wholesaler but dont understand the basics of being a real estate investor and are losing and leaving alot of money on the table.

This leaves 20% or more in equity in the p[roperty, thus PMI is not necessary.

Other things to consider: having a team ready to start the rehab after you purchase, having a rehab budget that leaves room for the inevitable surprise, due diligence on the property—what is the ARV, what is your exit strategy, what can you pay for the property taking into account unknown rehab costs.

Once the tenants leave you will repair it in any case. 

You might consider paying cash for keys with the requirement that they leave the property undamaged and in broom clean condition.

Excuses are constant, they have no interest in leaving!

By the time you leave you can refinance into a traditional loan since you should have paid down enough to have the equity there and get your whole VA benefit back for the next PCS.Feel free to hit me up or check out the company site below for more info.

I would only leave very minor repairs up to the tenants!
