My question is this..i live in Ga, I did a rent to own lease with my landlord several years ago.

There is nothing in the lease that I can find that would require me to do it.

I'm looking for B/C class properties 5 to 15 units preferably mostly 2 bed units with pitched roofs in MSAs with good job and population growth purchase price between $400k and $900k and a cap rate of at lease 7%.

I currently have occupancy through next May (2019) for this unit and was wondering if I should renovate now or wait until they vacate.I am a little tore because realistically I would not be able to raise rent to offset some of the improvement costs until this lease was terminated and the current monthly rent is already a tad below market without the improvements. 

What forms do I need for renters, leases, ect.How do I conduct the screening?

Also depends on what is in your lease.

I found that many of the leasing agents were very helpful when they knew that I was being honest and not just mystery shopping them and when they knew that I was not from a competing property since I had a small community. 

The last thing I will bring up is make sure you read the leases to make sure there is no wording to stop you from sub metering the water.

The seller did express he was reluctant to not renew lease for fear of tenants trashing house. 

A few takeaways for us:-we were able to rent back because we had an alternate short-term living situation lined up with my in-laws (free rent)-we had to limit the rent back to 60 days max because of our mortgage terms (required owner occupancy within 60 days)-we didn't use a long lease or anything.
