My leases all state that no businesses may be operated on any of my residential properties.

I bought the property with an FHA loan, and need to end the month-to-month lease on one of the units (it's a duplex) in order for me to move-in.

and do you put the names of the children on the lease as minors or just mention two children in a general way?

Do landlords/property owners hire their own architect/draftsman to simply to create a submission not knowing if they will even get a signed lease?
