@RyanHalverson Thanks for the advice i have been trying to find people that i can shadow for but i am having a hard time finding leads.

I ran that criteria on listsource and I got 875 leads so it won't be all that expensive to try out, could be good; banking on the investor not wanting the property anymore and wanting to sell it for pennies on the dollar
