You can get sued and lose the house to the tenant if their kid has elevated levels. so they have what's called "Post Compliance" inspections to make sure it's still in compliance and there's no new hazards.

Since I let them bring their furry kids to my places, they stay full, I get more rent, and I charge the furry little critters a $500 pet deposit on top of the sec. deposit.Sure, I've had dog holes dug in back yards, cat spray on walls, tore up door jambs, etc. etc.

To Elizabeth's point, I was afraid of potentially offending a prospective tenant by telling them I'm making them put there kid on the lease as some one who's essentially liable for the rent.
