The population would have to decrease substantially for rents to go down a lot and that may happen with a major natural disaster or another huge tech bust but for now shortage of land and buildings in desirable areas combined with increasing population will hold up the market.

Cabinets are in place, and overall the fixtures are not terrible (maybe have to replace some door handles and things of that nature).

There are one or two that have 'unique' listings, but often are not in my area.My questions are based around that many of the people I interact with don't trust the wholesalers (many are well known and have been around for a long time).

Based on some of the threads on here, it seems like quite a few of those who have tried some sort of direct mailing feel like they either shot an 'air ball' or totally missed something.I would like to know what sort of response rate most of you are getting and the nature and source of the list.It seems the absentee owner list tend to have the worst response rate or has that been your experience?

@Chris ReynoldsA wise person told me to never ever ever ever ever rent to someone who has a felony on their record.......no matter how long ago.....no matter what the circumstances.There are also some people I have "heard" will never rent to or sell a property to an attorney simply because of the potential litigous nature of their profession to try and find something wrong when things don't go their way.
