There are hosts who only want verifiable responsible renters and undervalue their properties to be able to pick a renter they’re comfortable with.

If it fails the initial survey, you've got problems and should reconsider the purchase because going further with a Phase 1 or even a Phase 2 is expensive with no guarantee the loan will close.Stephanie

My initial thoughts are this:- the closing costs seem a bit low, but they certainly can and do vary from lender to lender- the rehab budget ($15,000) seems a bit low to gain $121,500 in value - it is certainly possible, but you have to think, why has no one else jumped on this opportunity yet?
