I am looking at a small mobile home park (7 spots) it is on 1.5 acres and also has a 3 bedroom 2 bath stick built house.  

Is it a good idea to rent to an unmarried couple both of whom work in the restaurant industry?

I think 15 year is the shortest I have heard of in the last 20 years, but the industry has changed considerably over time, so obviously this 95 year old could be talking about something available more than 75 years ago.
