I always estimate at least 5.5% to be on the conservative end of it, so i would do at least the same for seller financingFinally, $2k closing costs is incredibly low unless you’re doing as little as possible.

This all depends on what the seller's motivation is.

Granted this is still behind both Cinci and Cleveland, but I think this is an incredibly positive sign given that Columbus' overall job and growth projections are higher than both other Metro areas.
