Look up the Columbus MSA compared to Atlanta, Nashville and several other cities on your list2.1% of the country is in the Atlanta metro area. 0.9% of the country is in Nashville (growing rapidly). 0.8% is in ColumbusYou are confusing the legal incorporation of cities within the MSA as a point that should not “count” for population... when in fact the city had to grow big enough for its suburbs to incorporate in the first place

If anyone could help with tips about certain requirements I might not have thought about in order to incorporate a legal business in PM.

We could have rented it and covered the PITI, but it would not have cash flowed much and by the time we incorporated vacancy, maintenance, and capital expenditures we would have been upside down by a lot of money. 

Then if the physical site has some issues, you might want to hire an engineer and a surveyor to understand the topography of the site better.

We started charging $15 to take a physical check. 

Hoping to find someone familiar with Perry, IL who we can pay to help validate the physical location with google on the phone.

Just don't like people free roaming my property without my consent or not being physically present.

There is room to expand the lower underneath unit, buy incorporating storage room in garage. maybe making two one bedroom short term rentals on bottom but would require full rehab and telling other tenants to take out there stuff from storage which at this point would be hard.
