They all have "cutting edge" software and "exclusive, and newly developed" systems that nobody in the whole wide world has knowledge of.

Since I am new to this and this is my first time doing this, wanted to know if there is any clauses I should make sure is included in the agreement or any clause to watch out for.

I self manage and it's very doable.

I self-managed up to 25 units (over half mid-term rentals) until I hired someone for 10 hours per week to help me with the admin side of self-managing.

Set goals, CONSTANTLY search for deals, and network telling as many people as possible that you buy house, multis, self storage or whatever and you will be amazed at what comes of it.

The monthly payment is about $2,300 which includes insurance, property taxes, and P&I.

The need help with some repairs including electrical, hvac, plumbing, and other cosmetic repairs like paint, dry wall, and laminate floor board replacements.

Since the original lease already includes a provision allowing for a month-to-month extension, and both parties have been operating under this arrangement for the past 2 years, it makes sense to just add the terms of the long-term extension to the existing agreement.
