Get a property profile from your realtor to further confirm

I called for information several years ago and only remember not being impressed.

Update on progress here:I walked the properties today and was impressed with what I saw. 

In those cases the cost of money and risk profile changes for the lender so amortization, amount down, interest rate, length of the term of the loan might all change.You might want to extend due diligence and contingencies if it is coming up soon.

I'm really impressed with how helpful and supportive a community exists on this site from the Philly area.

Reading between the lines and on your profile, it appears that you're new to the business which eliminates the BEST option here:  hire someone unqualified and train them.If you're looking for someone that's truly qualified, you'll find that they aren't willing to take the comp mentioned in this thread - whether it's 3% or some hourly rate plus expenses.
