@Everett Marshall, I don’t invest in residential, but the existing lender has first rights and you’ll have to discuss the specifics with them and with an attorney to structure the deal. 

No the pond does not have any added value to a residential loan.

Property is being sold as "STR Business" (website, branding etc) at about 3x what local comps for same size and bedroom count residential homes are going for.  

I have conducted online research but most information is directed towards residential properties, I have found the information useful.

It worked.20% down, conventional residential loan.

When you first make the jump to commercial RE, it can be super frustrating as you are used to hearing yes a lot on the residential side.

The real estate market (both commercial & residential) in Victoria really took off in 2015, with annual rates of appreciation around 20%, this has kind of leveled out now and become a difficult area for first-time investors trying to cash flow.

I am curious to know what platforms / companies you have used for finding Performing / Residential  notes.

It will be interesting to see what buying and selling residential Real Estate looks like in ten years.
