It's not in horrible shape, but it's old and outdated and been vacant for several years leading to a less than attractive home. 

The sellers did not disclose that there was a previous fire in the home.

And you'll be earning a paycheck instead of spending it on classes taught by professors who probably have very little experience in real estate investing.After four years of college, you'll still be without a home, without a job, and without experience.

What are the best tips that you can provide?

Philly is a great option for row homes, but the out values aren't there for a flip right now.South Jersey may have some decent prices, but not a ton of demand on the flip unless it's in-line with what's around it, but better.

 :) My fiancé owns a home and is moving into my home ... she has owned her home for about 5 years ... should she/does she have to notify her mortgage company that she/we will be renting it?
