. - Old windows, old roof, structural issues, age of plumbing, electrical- I calculate Cap, NOI, GRM, CoC but they never really give me much more than a standard 3% Cap, 1.5% CoC ball parck.In residential its so much easier as you can look at the historic property sale prices to get a gauge of where it has come from but with commercial there is no way to see it unless you ask the broker.

My reasoning behind this assumption is they just don't have the desired architecture, historical ties, or most importantly, city-backing/pumping in jobs like traditional Pullman and the areas East of CG.
