Also I am not the best at everything in the world...I'm a great painter but if I go in to a house and paint the entire thing, that is a lot of hours I'm saving not having to pay someone to do it, but also I could be missing the deal of a life time. 

Now we're in a breach of contract, with only $3,500 deposit at stake on a $333,500 package.Gave an extension of 2 weeks to hammer out some type of deal agreeable to all parties involved.Cut 2 properties from the package ($160,000),  Buyers came back with half-down and Seller agreed to finance the other half for 1 year with guaranteed monthly income.The Buyers will have enough time to finish repairs, get all units occupied, obtain permanent financing, and everyone comes out a winner.Hard to make up 7 months of your life.

so i was at a listing appointment and my client's toddlers were doing storytelling and showing off their Berenstein Bears book... and i couldn't help but notice the spelling has apparently changed to the BerenstAin Bears since the authors are Stan & Jan BerenstAin..the spelling stood out to me like a sore thumb and my client told me she remembers it being Berenstein Bears too but thinks back in our chilhood days (80s) they probably misprinted a whole bunch of books which confuzzled us into thinking it was ALWAYS Berenstein Bears whereas to the current and new generation have always know it to be with the awkward atypical A instead of E like in -Stein because of lost in transliteration back in the 1800s at Ellis Island.it made for an interesting conversation and it is what it is, life goes on; our childhood memories are a couple decades ago afterall; but driving home it irked me that how could the current spelling seem so foreign from all my memories as i too had and read the books avidly, once upon a time. i figured my client's and my mind's playin tricks on me but since i got home i googled and found it is a widespread phenomena.. what do u remember these heartwarming nostalgia bears as, Berensteins or Berenstains!?

I've been interested in real estate for a few years and finally decided to kick start this part of my life.

After days of rumination, I came to an insight that will affect my investing career and any other action I decide to take in my life.

The seller accepted the offer we made which was thousands lower than asking and also agreed to pay a healthy portion towards closing cost.  

So i devoted the next 3 months to reading, and uncovering knowledge as if my life depended on it, and it sort of did.

Was told I should get 5 years of life out of this. 

Looking forward to joining the local Investors to bring this area back to life.
