Second is that if you use an agent, you have a fair chance of getting the seller to cover their fee which for a deal like that is probably only half what a normal listing fee might be (perhaps 3% of the sale price).

Adding onto this, I like seeing what the as-is comparable properties sold for cash within a .25-.5 mile radius from your subject property.

@Amber Mena  The best way to estimate the value is to find other comparable sales within a mile that also have ADUs, preferably fully remodeled if you're building new.
