@Ray Danishyar I honestly just chat to people anywhere that I go (gym, out, restaurants, etc.) and someone always seems to know someone.

This tenant never ended up leasing the property as I had someone submit an application sooner than they did. 

Move in date is critical because I have found people are often looking to move sooner than my property is available.

However, my credit union will not re-fi until 6 months of owning the home.Any suggestions on other financing tips, sooner than 6 months of ownership? 

Also, my understanding is that rates will likely increase a few times this year so the sooner the better.

But if they're this difficult, it might be better to get rid of them sooner than later. 

The place is empty and I would rather someone be in there so it is not vacant and if they move in early the utilities are out of my name sooner.

As a long-time investor and a former realtor myself.....1) Be honest beyond all else 2) Communicate like crazy - always return calls immediately if not sooner 3) Be the outside-the-box idea guy, present the buyer with options they haven't thought of....there is never a problem that can't be solved....
