. :)I consider to try 20% down 15 year fixed 6%, no points or 20% down 30 year fixed 7%, no points, the listing price will be bumped to 239K for this seller-financed option. 

What interest rates should I expect for a 30 year fixed loan in the Indianapolis area on a 75 to 100k home and 20 - 25% down? 

What if the seller says they will fix _everything_?

There are a few things on our tasks list that we want to have checked out before we rent it out and need some referrals on dependable masons  such as an electrician, plumber, heating and cooling, and fix a retaining wall and reinforce a metal fence.  

But for the moment, we are just trying to take advantage of the opportunity to purchase the house next door, which we can always flip if we don’t have the mojo to fix it up ourselves.

Who deals with a lien or judgment the seller acquires on the property during your fix up time? 

I’m just wondering what the average elapsed time from unit purchase to rental is for most fix and holds.
