This work involves putting out fires, shaking down tenants for late rent, an eviction here and there, forced entry and fist fights here and there, getting sued once every other years (either for the fights or something frivolous), etc. etc.To be honest, the guy loves the drama and lives for it.

Who knows next year.LA County is getting ready to levy fees on landlords to be applied to a legal fees fund to assist tenants in fighting evictions so all landlords will be forced to fund adverse legal action regardless of whether they are good landlords or slum lords.I’ve been in business 10 yrs in my area managing 40 properties currently, mostly sfr & a couple small multi family.

You charge the house a Flat Rent including Utilities in your name and they have leaks for months that don't get reported and you don't check the meter and they won't pay extra and you have to fight and argue and threaten and then file for Eviction.

My first partnership on 2 properties we didn’t have a formal agreement or formal exit strategy and when we caught the partner embezzling money they refused to buy us out or make good on the money and we had to sue them which cost $20,000 and a lengthy court fight.
