Look for bank owned properties, aged properties (older than 120 days on MLS in most areas), properties falling out of contract, auctions, etc.

I'm looking for a real estate attorney for a property in Falls Church, VA to help my girlfriend with with an ongoing loan issue.She was a victim on old balloon payment/adjustable rate loan originally through BofA that caused her mortgage payment to triple back in '09, leading to non-payment.She was a part of a class action lawsuit and was advised to not pay her mortgage.

Thinking October September.2- should have near 770-800 credit and heard of friends putting down below 20% with insurance which falls off after they have down 20% is that kind of loan common and do able for a single adult3- I plan to rent rooms out, is this something that helps mortgages or hurts?
