If it falls short you might have to put in expensive  upgrades for them.With national tenants you have to analyze what you are getting versus what you are giving up in return to see if it is worth it or not.

Hi guys I am looking to purchase my first Multifamily this would be a first deal in real estate I found with my broker a property I am thinking maybe a good deal but I would like your thoughts on it . 4 unit Multifamily centrally located in west Chester NY Income 3720$Expenses Mortgage insurance and taxes is 1276$ a month Vacancy 186$Repairs 186$Cap ex 186$Management 372$As of now the landlord pays electricity and gas 600$ a month Water and sewer 50$ a month I was thinking if I take the property and put separate meters for water and electric I can have the tenants pay their own utilities Please share your thoughts on the deal

I currently have about $1,500 dollars of expenses in my personal budget and make about $2,000 a month between both my wife and me working (I work in an emergency room, she as a lay helper at a counseling center,) so I am budgeting about $500 a month to marketing methods aside from Adwords Nerds, which I will talk more about late in this post.

If it is a buy and hold rental, then I'd include Gross rents, total expenses, debt (if you plan to have a mortgage), ROI, and Cash on Cash return as both $ and %.

Last  sch C has Insurance at $3947 and Taxes at $2754    Util expenses at $766 (coin operated laundry in building) She is showing a positive income at $24451 on last Sch C.
