Great that you are cashflowing but your expenses (repairs, taxes, insurance,etc) continue to rise even when the tenant is good.

I've been fortunate to have overall good tenants but a lot of that comes from either networking or extensive background checks.Although I am trying to reach FI sooner, but when my mortgages are paid off and with modest rising rents, I should be netting at least about $100,000 a year off of three doors when I am of retirement age.

Just look at the completed sales in your area for the types of properties you want to buy and you will likely see some names and brokerages rise above the rest.
