We do what @John Underwood does with the exception of some new apartments we did.

@Joe Villeneuve except that HCAD tells you how much your property taxes will be, FEMA is going to tell you if you need super expensive flood insurance, and Google Maps and crime reports will tell you if you even want to invest in a particular area.

The property is a duplex and doesn't need much work except the septic/holding tank might have to be replaced.

The primary reason is that you literally can't get at your money except under heavily-restricted circumstances. 

Hasn't updated the home, except for carpet, since 1982. 

There is strong housing demand in all of the 9 county area but "30 minutes from Knoxville" includes both areas of exceptionally high and limited, price sensitive demand.  

I'm doing something very similar, except I'm living in the main house, and my lot is much bigger.

So, yeah, you could say a hard asset is safer than cash in some circumstances if you're open to seeing that those circumstances are a possibility.
