It all depends on your level of investment as to what areas will be best for your budget.

For my 3 unit with 6 bedrooms and 3200 sq feet I pay $174 a month year round on budget billing

Normally this list would include the PI part of PITI (Princinple, Interest, Taxes and Insurance).TaxesSewer and WaterTrashHeat/UtilitiesHOACap Ex and Ops (I always budget at least $150 per month per roof)InsuranceMgmt Fee - as a % (general consensus here on BP is 10%. include it even if you think you are going to self manage)Vacancy- as a %. (8% represents 1 vacant month/unit/year)

It is easy to go over budget in so many ways.

They are with in my budget and provides the a good enough roi despite being aware of the additional potential headaches included in lower income areas.  

Money are coming from our marketing budget, not from commissions, 0.5% is just approximate number.

It's fine if you can't budget for these items yourself. 

We have access to deal financing.We are seeking operating capital, or seed capital that can be used for a small operating budget.  

Palm Beach Gardens, and Delray are awesome spots for younger...Downtown West Palm is great for entertainment too...

I replaced them with Faux Wood Blinds from budget blinds.
