from a purely financial aspect, you have to think in terms of interest rates and returns, not "my 300k mortgage will cost me $750k over the life of the loan".  

Now to the liability aspect.

Your point about Erinc conducing the train is actually one of the most refreshing aspects I've seen in the suite: suggestions for product improvements, even large ones, are acted on and implemented with a speed I've rarely seen anywhere else.

Also, this would have been my first commercial property (over 4), so the commercial aspects are all new to me too. 

So I am taking my licensing exam in August and I am just curious about different aspects of the industry.

You’ll want to keep educating yourself on every aspect of real estate, even the most experienced keep learning.  

But I live in Rhode Island now and I am having trouble understanding one particular aspect of the RI bid/deed process.

The property management company is more than happy to comply, and average service call has cost me over $300.00 no matter what the reason.The property is aging, therefore there are a few failing parts, but that aspect notwithstanding, every job is costing us twice as much as what it used to cost historically, ~6 years back.I am interested in hearing the experience of other landlords in the area: is PDX area really getting that expensive?

It is good to see that people are jumping into this and taking action in all aspects of their life.
