I tell them it's in case I "get hit by a bus" and they have to deal w/my wife (but it's also obviously in case they get amnesia and forget something we agreed to.) 

For example if your tenant sets up automatic rent payments the ACH debit won't hit their account until the 5th.

As in baseball, when trying to hit a home run you strike out more often that get a hit.

For many that's a dream come true so having the opportunity to be a live in manager, live for free and make some money on the side you're hitting all the right targets.In the Milwaukee market $400K for a 4 family is slightly high for our area but depending on where you're from I could see that being a great opportunity.

I invest in TX and I am able to get them for every house I buy, but all of them require 20-30k of rehab to hit the number. 

My question is, how do you guys judge when it’s time to tell the tenant to hit the road?
