I'm in the process of setting up an investment fund and I'm considering two different deal structures to offer to potential investors.

I have been working with investors for more than a year to help them find new construction investment properties.  

Additionally, it's helped me understand the transaction process significantly, preparing for when I do take the leap into investing.

If you have switched jobs and your retirement is in an IRA vs. 401k, maybe consider rolling it into a self-directed account to invest in other people's deals with that money (aka private money lender, syndications, etc.)
