Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

Now i have over 25 buyers on my list and there all looking to invest in 2 and up units , so how would you if you was in my shoes how would you find great duplex deals or talk to the owner of a duplex to. 

I've driven for dollars, posted "We'll Buy Your House" ads on Craigslist and Facebook, mailed a list of people and only ran into a couple of people who wanted way more than their house is worth.

As far as rents, you can see what is listed for rent on Zillow or spring for a rental app that will aggregate all the information and give you averages in the area.

However, I did discover that the property was refinanced in 2004 and I found foreclosure filings from late 2010 to early 2011 (appointment of substitute trustee, etc).

You might also want to be careful that this does not come across as a "net listing".

And have not gotten any calls from the yellow letters/cards that I've sent out to the list.

New electrical, plumbing, HVAC, insulation, drywall, floors, kitchens, baths, the list could go on forever!
