Current market MF value-add does not provide that level of double digit cash on cash.

On a separate note, if you are reading this thread and already have a long-term RV Park I'm working on a hardware/software to automate billing campers for electricity. 

You can typically get double digit, tax advantaged returns and be completely passive.  

Add a % of the total project to cover miscellaney like door hardware, mailbox & house #s and the thousand other paper cuts that bleed a deal of its profit. 

@Angie Castro - I have been reading this as being the recommended step, my only hesitation is the cost as I have a 5Bed (min ~$90/room)@Kimothy Bynum At minimum $450 for this cheap keypad entry which matches my bronze hardware (https://www.homedepot.com/p/Ho...) or I could spend ~$141 to get the Kwikset MasterKey https://www.amazon.com/Kwikset...I have two rooms with their own bathrooms which I'm considering using AirBNB or Traveling nurses - so how about 2 x keypad and 3 x key knobs?

Many areas have record low vacancy rates.  2% rule and double digit cap rates are out of the question.  

Most items you can see (faucets, lights, flooring, window finishes, cabinet hardware, etc) are new.  

On another rental of mine the tub was yellow and discolored,  I spend about 50 bucks at the hardware store and resurfaced it myself.
