The purchase price and valuation is totally different than single family and there are more costs involved than you'd typically see in a single family home (that can't be absorbed by the tenant). 

Others like to be more involved with the projects, which can be good or bad depending on what you are looking for...a partner or a banker.  

So, I kind of found this niche after I had been involved in it for a little while. 

I'm pretty clueless when it comes to brokers but I have heard that as a real estate agent, there's a lot more liability involved.

I think that's wrong for all parties involved.  

people get stupid when money is involved.

Very involved with good educational groups, workshops and opportunities in the area.

Income property offers some of the greatest upside with the least amount of time and involvement from you but is not a hands-off investment.Continued success!

Problems with the machines are routed to the laundry company without my involvement and I don't have to shell out big bucks for laundry machines.

Particularly on the Maryland side of the border, the state of Maryland no longer allows agents to be involved in the negotiation process with the bank....this has dramatically increased the degree of difficulty in getting a short sale through.
