E.g. if your goal is to own 1,000 doors then you may want to consider multifamily, if you goal is to be entirely passive then you might consider being a LP in a syndicate, if your goal is to self manage then you will likely buy close to home, etc.Focus on one strategy, go deep, build relationships and dominate that space.

I regularly receive text, emails and paper mail, even people knocking on my door from my "utility company" and it's a dead ringer for their letterhead sometimes even, but fake nonetheless.And to be clear is it for sewer lateral (waste line) replacement or the incoming service line of clean water to your rental?

Now that is an EXTREME circumstance and he got such a good deal on the property that he'll still make money when it's all said and done but if the bank or a HML gets burned by that once I promise they won't be lending on occupied properties again.As far as due-diligence goes the bank will need to deliver a clean and marketable title to you.
