loan costs as a percent of purchase price for sfh dont make sense. with cash you can use a fast close condition to push seller to accept a below market offer. when you finance you are better off to go for a larger property. i financed both my duplexes in bklyn and parma at purchase time. for all of my 5 sfhs, i have used cash and then refinance later

Also, It would make sense if you have larger net-worth to begin with.

After all, the numbers have to make sense and we are usually not emotional about it, but are there anything that we can bind the sellers before attorney review is over?

If you’re in NY and doing business in NY it also probably makes sense to find a person familiar with NY tax laws which can themselves be their own beast.

In the sense, I am planning to move in the same vicinity but down grading to a smaller size house. 

I found that when the appliance hits it's natural expiration date, it made more sense to just replace the appliance instead of repeatedly calling the warranty, who will fight you tooth and nail to NOT replace the appliance.

That makes perfect sense to increase the rent amount on a M2M lease.
